Today’s annual cooling preventative maintenance consisted of one York system. My first began with ensuring that the 20 x 25 filter has been replaced and there is proper airflow able to circulate back to the system at minimal resistance. I then cleared the condensation line to ensure that it is properly draining at this time following with the thermostat properly calling for cooling and turning the unit on with no errors. I then ensure that the amperage is testing out in the correct range which verifies that the system is providing a controlled voltage following with the capacitor testing all safely as well as the hard start kit still working well. All of the cooling sequence of operations have successfully checked out verifying there’s a proper 20° split between the liquid line and the suction line which ensures that the home is being cold efficiently to the desired temperature overall, this york unit is operating to the manufacturer specs at this time of today’s preventative maintena

Equipment non operational on arrival. Found equipment had high voltage electrical short and Burt electrical circuit. Repaired electrical circuit and tested operation. Equipment is operational at this time. Advised on replacement options. Existing equipment past life expectancy and has multiple potential problems due to age. Recommend replacement to avoid not having air conditioning when compressor fails. Attached estimate below for equipment replacement also emailed.

I then make sure that the 1050 thermostat is properly calling for cooling with no error codes or messages occurring all of the cooling sequence of operations are successfully checking out verifying that there is a proper 20° split between the liquid line and the suction line temperatures verifying the home is getting cooled efficiently to the desired temperature. Then ensure that the amps are safely checking out in the correct range verifying a controlled voltage is being used throughout the system. Overall, this platinum American standard unit is operating to the manufacturer specs at this time of today’s preventative cooling maintenance.
Performed annual cooling maintenance on a 2015 American Standard Silver unit. Upflow Coleman is located in laundry room. Replaced 2) 16x20 filters located in FAU. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Everything checked out in range. Thermostat checked out operational. System is working properly in cooling at this time of service.
Cooling service on 2016 American Standard condensing unit furnace is located in laundry room closet and is downflow Coleman. Changed out filters located in furnace grill. Cleared all electrical components of dust and debris, verified proper sequence of operation, found 45/7.5 MFD capacitor out of range, recommended/install installed/tested new 45/7.5 MFD capacitor, verified refrigerant levels and line temperatures and temperature splits and cycled equipment. Thermostat checked out OK with recommended repairs system is now within manufacturers, specifications, and cooling and operating properly at this time of surface
Charged system with 2 pounds of R-410a and replaced dual run capacitor. Documented refrigerant temperature and pressure. Charged credit card on file. System is cooling the home at the time of repair.
Found light fixture hanging. Customer supplied new fixture. Installed easy peasy.
Performed a cooling maintenance on 2013 American Standard package unit, changed filter, filter located in ceiling, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance. Also serviced ductless unit
