Casita #5 has a 2023 Goodman split system, property has main building and 2 separate buildings with 5 rooms/casitas. Found 4 Goodman condensers on property. Casita #5 has its own air handler in guest room attic access, room to right of standard thermostat. Error code A06 communication error. Control4 touch screen thermostat/smart home controller links up all rooms. Found blue wire broken and disconnected to condenser. Fixed wire and recycled power. Error code returned and still not cooling. Control4 not displaying temp and mode , standard thermostat went from network offline to connected and had 4 bars but no condenser running and error code still there. Think I was able to locate the correct condenser but couldn’t confirm and couldn’t power cycle condenser because I would risk a communication error for another casita and did not want that happening, notes. Performed annual maintenance on a 2023 American Standard Platinum Series split system. Replaced 20x25 air filter. Completed full system operation check. Verified refrigerant levels — within proper range, no restrictions observed. Thermostat (1050 model) checked — no active alerts present. Measured supply air temperature at 54°F. Cooling service on a 2019 American Standard split system. Furnace is located in outside closet, change to out 20 x 25 filter located within filter rack. Cleared all electrical components of dust and debris, verifying proper sequence of operation, found starting amps exceeding specifications. Recommended compressor saver kit to prevent any further damage to compressor and assist compressor at startup and prolonged life of compressor. Member declined and will wait till compressor goes out. Verified refrigerant levels and took temperature splits 22° and cycled equipment. Washed condensing coil, system is cooling and operating at this time of service. Remember already renewed membership with office prior to service.

Removed old blower motor and broken wheel. Installed new blower wheel and motor. Cycled system and preformed comfort club maintenance. Found capacitor outside its range, replaced and tested. Washed condenser coils, found coils very dirty. Checked filter and filter was clean. System is properly running.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 filter. The system is a 2013 model located in the hallway attic and outside on the ground. I also flushed the condensate drain. The system checked out operational and within manufactures specifications at the time of the service. Scheduled next Maintenance visit online for Monday October 26th 2026 between 2-5 pm.

Cooling maintenance completed on a gas package. Washed outdoor coil and replace filter. Checked refrigerant circuit diagnostic, capacitors and electric motors. Evap coil: clean. System is cooling the home at the time of maintenance. Booked heating maintenance.

Remove shark bite. Flare liquid line and use flare nut. Use torque wrench not tighten properly to installer specs for mini splits. Add back full refrigerant charge (53oz/ 3.3lbs r410A) per all mini split manufacturer instructions.

Performed annual maintenance on two 2020 Trane XR split systems. Replaced air filters 16x25 filter at lower wall return and 20x25 filter at air handler. Completed full cycle of operations check. Verified refrigerant (Freon) levels, amperage, and motor performance. Cleaned condenser coils thoroughly. Cleared condensate drain lines to ensure proper drainage. Inspected system for refrigerant leaks or restrictions — none found. Both Honeywell T6 thermostats were tested and are operating properly in cooling mode, reaching set temperature as expected. Performed a cooling maintenance on a Lennox condenser a yoke condenser for main house and York condenser for casita is in bad condition advised HO, condenser located on right side of home for main house and casita on left side of home, filter located in hallway ceiling, fau located in attic, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check for capacitors, everything within range also clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance.

Today’s annual cooling pre-preventative maintenance consisted of one American standard silver unit. I first began with replacing the 20 x 25 filter in the upflow closet area. Replacing this filter ensures that there is proper airflow able to circulate back to the system at minimal resistance I then cleared the condensation line thoroughly to ensure that it is properly draining at this time of service following with ensuring that the ecobee thermostat is properly calling for cooling and turning the system on with no errors. All of the cooling sequence of operations are successfully checking out, verifying that there is a proper 20° split between the liquid line and the suction line temperature which verifies at the home is being called efficiently to the desired temperature. The amps on the system are successfully checking out in the correct range verifying a controlled voltage is safely being used throughout the system. The formed a cooling maintenance on two Lennox split system units. Both are our 22 systems, it are both about 20 years old and original to home. Checked refrigeration levels as well as all electrical components and both systems are still working within manufacturers specifications. Well systems have had run capacitor replaced informed client about the age and condition of units. client is well aware of how old units are. Cleaned out condensation line from FAU. located inside garage and cleaned out condensation line for unit located in attic from outdoor drain pipe changed out filters throughout house. also washed down both condenser units. see notes.

Performed annual cooling maintenance on a 2011 American Standard 4ton split system. Coleman downflow furnace is located in outdoor closet. Replaced 2) 16x20 filters located at fau. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Home warranty replaced evaporator coil recently. Found subcooling levels low, informed and recommended to client adding refrigerant levels to cool the home efficiently in the summer time. Client stated they’ll call home warranty for refrigerant. Ecobee thermostat checked out okay. System is working in cooling at this time of service. Client opted to wait to schedule heating maintenance.

Maintenance for cooling on an American Standard 3 ton platinum series horizontal POV and 2019 4 ton Trane split system. 1050 thermostat shows no active alerts, Emerson thermostat working properly. Two wireless sensor, both batteries changed. Condensation line cleared filters changed. Checked both system sequence of operation. Check compressor amps, check fan motor amps, checked fuses, checked Freon and pressure. Trane system has hard start kit. Wash both units down. Both systems are working per manufacture specifications. Home is cooling properly.

Cooling service on 2024 American Standard split POV system. Air handler is located in garage, filters are 20 x 30 and 20 x 20 located in ceiling. Changed out filters, cleared all electrical, components of dust and debris, verified proper sequence of operation, verified proper operation for water safety switch, verified refrigerant levels 22° in cycled equipment, condensation line was cleared at air handler, washed condensing coil. Thermostat checked out ok. System is within manufacturers specifications and cooling and operating properly at this time of service.

Performed annual cooling maintenance on American standard split system FAU located inside garage. Washed washable filter. Checked amps, volts, capacitor, and cleaned electrical compartment.Checked refrigerant levels, super heat, subcool, and temperature split. Flushed condensation line and washed condensing coil. Recommend replacing both run and start capacitors due to age and start capacitor being out of manufactured range. Emailed estimate for recommendations.

I Performed Maintenance on the Cooling System. Also replaced a 20x30 and client replaced 12x12 Filters. The system is a 2020 model located on the ground. I also flushed the condensate drain from the Jones Valve in the attic. I advised client of higher start up amperage. Recommended installing a start kit. Client agreed, and I installed compressor start kit and start up amperage reduced greatly. The system checked out operational and within manufactures specifications at the time of the service. Scheduled next maintenance visit online with client’s husband for Monday November 16th 2026 between 2-5 pm.

After Diagnostic found faulty capacitor compressor saver replaced parts unit is up and cooling also replaced contactor has burnt marks will return to replace condenser fan motor is leaking oil
