Service on York equipment for downstairs. 2011 York non operational home owner aware. Replaced filter for downstairs. Verified sequence of operation is working properly. Checked temperature split supply 52.9 return 81 degrees. 28 degrees temperature split which is very good. Down stairs equipment is working properly at this time. Home is under construction and not occupied at this time. Home owner aware upstairs unit non operational and has history on continuous problems. Recommend replacing upstairs equipment with new equipment to properly condition home. Took measurements and advise space is limited. 2021 Mitsubishi ductless unit for casita was flat on refrigerant. Shark bites at both service valve lineset connections. Informed about leak search, repair, adding back charge etc, they want it charged up today as they have Huey’s coming in today for Stagecoach. Added back factory charge of 4lbs 3oz. They would like to have it replaced and with an t419a system If possible, I’d in stock or still made, and have a quote sent for full ductless replacement including lineset if necessary. Also would like a quote to remove the air handler in Acosta bathroom ceiling access if possible. Pictures all attached for proper quotes. System is cooling properly now. Proper pressures and 25° temp split. No LED alerts. No warranty on refrigerant/freon.

Cooling maintenance on 2011 York package unit. Replaced filter, washed coils, cleared drain. Drain line is draining onto roof. Recommend copper drain line to drain off roof to prevent water damage to home. Verified sequence of operation is operating, capacitors tested good. Equipment operating with low temperature split, which indicates low refrigerant charge. Equipment has possible leak in refrigerant system. Highly recommend leak search on equipment to prevent continuous leaking of refrigeration. Attached estimates below for copper drain line and leak search.

We ran new low voltage 140 feet in EMT, painted and blocked on the roof as well and installed 14 registers.

The existing invoice references the installation of a 5-ton American Standard Platinum 18 POV Upflow Split Heat Pump System, complemented by a 5-inch MERV 11 filter. Additionally, the work included the replacement of 10 BT registers, which were executed to enhance the system's efficiency and air quality in the customer's facility.

Arrived to remove the Zinsco subpanel and install a new Square D subpanel. During the removal of the Zinsco panel, I had to modify the framing to accommodate the new subpanel. I also discovered that the feed for the subpanel was missing a ground connection. Proper grounding is essential for the safe operation of the subpanel. I notified the homeowner of the missing ground and provided options for installing a grounding solution. The homeowner agreed to install a new ground rod for proper grounding of the subpanel. Once the subpanel was installed in the wall, I was able to establish the grounding connection. I replaced all circuits with their respective new breakers and labeled the panel accordingly.

Today’s annual cooling pre-preventative maintenance consisted of one American standard silver system I first begin with replacing the 20 x 25 filter located in the upflow closet area replacing the filter ensures that there is proper airflow able to circulate back to the system at minimal resistance. I then ensure that the Emerson thermostat is properly calling for cooling and turning the unit on with no errors. All of the cooling sequence of operations have successfully checked out ensuring that there is a proper 20° split so that the home colds efficiently to the desire temperature. Following with the amps safely checking out in the correct range ensuring there’s a controlled voltage being used as well as the capacitor safely testing out in the correct range. I then ensure that the condensation line has been cleared and is properly draining at this time. Following with thoroughly washing the coils down on the American Standard units remove all dirt and debris that may have accumulated
