Discussed casita thermostat, zoning and voting zone thermostats. He wants the casita to be able to cool itself by itself. He also said the inspector noted the main home system didn’t have a proper temperature split. I informed new homeowner about us going out for a trip charge + diagnostic as well as out maintenance plan and if needed a separate diagnostic. One time tune up on Goodman split system. Checked all ac components and charge. Washed condenser coils. Client had concerns of air quality from fire from next door. Checked attic furnace area and found no signs of smoke. Cannot access all of attic. Recommend duct clean with duct pros. Highly recommend Reme Halo for better quality air inside the house.

Performed a cooling maintenance on a new clients home, check sequence of operations by checking out all electrical and refrigeration levels on a R 22 system, system is about 18 years old. System has original run capacitor. Which is still within range at this time hard kit is also within range. Systems refrigeration levels are within range. Client will sign up on Hyde family plan at a later time. Finish maintenance by cleaning out condensation line changing out filter and washing down outdoor unit system at this time is cooling down the house properly.

Performed a cooling maintenance on two American standard 2024 split system units. Check sequence of operations by checking out all electrical and refrigeration levels at this time. Both systems are cooling down the house properly no errors or alert present. Finish maintenance by washing down condenser unit, cleaning out condensation lines and changing out filters throughout house.

Performed a cooling maintenance on 3 split system unit. Check sequence of operations, by checking all electrical and refrigeration levels. At this time, all three systems are cooling down the house properly reaching temperatures of 70° inside house. Make sure to clean now condensation lines from outer drain pipes as well as washed down all three condenser units and changed out filters throughout house. Client is more than aware of age and condition of units. Clients also would like an estimate set for thermostat that are compatible with phones as well as also compatible with low temperature sensors.

Cooling service on two 2005 American standard split systems. Furnaces are located in the garage and attic. Changed out 20 x 30 filter and washed washable filter located in ceiling and furnace cabinet. Cleared all electrical components of dust and debris, verified proper sequence of operation,Found system serial number FS2F with starting amps out of range recommended/installed/tested compressor saver kit to prevent any further damage, assist compressor at startup and prologue that ever life being left of compressor. Verified refrigerant levels and line temperatures and cycled equipment. Washed condensing coils and cleared condensation lines. Thermostats checked out ok. Systems are well past life expectancy, but with recommended repairs are now within manufacturers certifications and cooling and operating properly at

Performed annual maintenance on two 2023 American Standard Plenum series split systems. Replaced air filters with the following sizes: 20×30, 14×14, and 10×10. Completed full sequence of operation checks, including verification of refrigerant levels, amperage readings, and system alerts. Both systems showed normal operating ranges with no active alerts. Tested both 1050 thermostats; each thermostat is functioning properly, calling for cooling as expected, and displaying no system faults or warnings. Cleared condensate drain lines to ensure proper drainage. Washed condenser coils on both units. At the time of service, both systems were operating properly, meeting performance standards, and providing adequate cooling.

Performed ac cooling maintenance on 2011 American Standard Heritage 16 split heat pump. TAM upflow fau in inside closet. Replaced (2) filters at fau closet, no ladder needed. Cleared condensation drain. Honeywell 8000 thermostat working properly, tested system in 2nd stage. Checked start and run amps, compressor capacitor, ECM condenser fan motor amps, volts, refrigerant charge/ temp split. System is cooling properly. Found systems compressor is pulling 74% more amps than its max rates start amps (104 LRA) pulling 140 amps. Since system is out of warranty and at end of average life expectancy I recommended adding a hard start kit to reduce stress on compressor for every startup, with excess amps, there’s excess heat and stress on motor. Hard start kits help prolong the life of the compressor and prevent it from ever locking up and not starting at its age.

Performed annual maintenance on two 2022 Platinum Series American Standard split systems. Inspected and replaced/checked air filters throughout the home, Two 18x30 filters, Two 14x14 filters, and One 20x30 filter. Verified both Bolton 50 thermostats are operating properly. Systems were set to cooling mode at time of service, with no active alerts present. Followed full sequence of operations and checked refrigerant levels, amperage draw, and system alerts. Control boards on both outdoor units showed no active faults. No signs of refrigerant restrictions or leaks were found. Cleared both condensate drain lines to ensure proper drainage. Cleaned and washed both condenser units. Performed maintenance on mini split system and casita unit, including cleaning filters and coils. Both systems are operating properly at time of service and cooling effectively.

Performed a final inspection as well as put in a new Killswitch for indoor unit. See pictures after doing solar system is now ready for final inspection.

Verified refrigerant levels (within proper range). Checked system amperage (within normal limits). Inspected for system alerts (none found). Cleared condensate drain lines to ensure proper drainage. Inspected outdoor condenser units: no active alerts present. Cleaned condenser coils on both outdoor units. Both systems are operating properly, maintaining consistent performance, and effectively cooling at the time of service.

Notes. Backyard patio ceiling attic access was blown off into attic. Needed 12 foot ladder, had to come back with proper ladder. Put access panel back on snug and made sure weight on top was centered to hold it in place. No screw holes . Tested and it is secure now.
