My first began with ensuring that the 20 x 25 filter has been changed and there is proper air fluid able to circulate back to the system and minimal resistance. I then cleared the condensation line thoroughly via Jones valve to ensure that proper drainage is occurring at this time of service. Following with the 1050 thermostat properly, calling for cooling and turning the system on with no error, codes or messages occurring. The surge protection on the system are still testing out with the green light operating properly. Following with the Honeywell thermostat properly calling for cooling as well and turning the unit on. All of the cooling sequence of operations are successfully checking out verifying there’s a proper 20° split between the liquid line and the suction line to cool the home efficiently to the desired temperature. Following with the amps testing out safely in the correct range as well as the capacitor also safely testing out to ensure that there is a controlled voltage being used throughout the system. I also ensure that the condensation line is drained efficiently through via homes valve. Overall, this American standard unit is operating to the manufacturer specs at this time of today’s preventative cooling maintenance.

Cooling maintenance performed on a package Bosch. Washed outdoor unit and replaced filter. Completed Bosch checkpoint form. Pressures, temperatures and electrical readings measure according to manufacture specifications. System is currently cooling the home at the time of maintenance.

Arrived at customer’s home to retrofit LV cans to led and replace dimmer switch for the lights. Took both LV can trims down and replaced them with new led can trims. Removed existing dimmer switch from wall and replaced it with a new dimmer for led lighting. Tested both switches and fixtures to verify proper operation and confirmed with customer to complete scope of work for today.

Arrived at customer’s home to diagnose washer and dryer non op since Sri ate was given by Craig on Friday. Found that one breaker was tripped, but was not fully in the tripped position. Turned breaker all the way off then all the way back on to restore power and resolve issue. Charged a diagnostic as this issue was not directly connected to what we were here for before.

Upon arrival client stated system not going below 80 degrees. Cycled system and found systems low low on refrigerant again. Called property manager and advised system has a leak. System is 24 years old with life expectancy of 10-15 years. System refrigerant type is r22 no longer being produced. Previous tech had added three pounds of substitute refrigerant r421a in 2024 and that type of refrigerant is no longer being produced. Advised on replacement of system and gave quote. Property manager called homeowner to advise.

Performed AC cooling maintenance on Day and Night split system. Replaced (3) ceiling filters. Cleared condensation drain and inspected ductwork for any leaks at return, found none. They have noticed issue or fine silt white style powder, almost like drywall debris, on their surfaces all around. Found filters saturated with the fine dust as well. Checked amps,volts, capacitors, refrigerant charge and temperature split. Cleaned condenser coil. Cleaned out condenser electrical compartment. System is cooling properly. They haven’t had any remodel work or drywall work done. Did not see any of it inside return ducting or supply ducting. They don’t have any standing air purifiers in area, only humidifier. Hyde’s installed am Air Oasis Bipolar on 4/4/23. I made sure it’s working and the little Brussels are clean. Informed homeowners I will follow up after doing some research and ask as few people who may have info.

I cleaned our electrical compartment for condenser, cleaned condenser coil. All wiring tight and secure and no damaged wiring. Checked start and run amps, start and run capacitors, refrigerant charge and temp split. (23°). System was cooling properly and within manufacture specifications. No motors were over heating or pulling over their rated amperage.
