Performed annual AC maintenance on two American standard rooftop package heat pumps. Change 20 x 30 and 24 x 24 filter. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerator levels, super heat, subcool, and temperature split. Cycle system from Honeywell 8000 thermostat. Thermostats are operational. Cleared condensation line and clean coil. Found all electrical components and refrigerant levels to be within manufactured specifications. Systems are operating and cooling properly at time of service.

Performed annual AC maintenance on two American standard POV split heat pumps air handler located in outside closet. Change 16 x 25 and 20 x 25 filters located in filter racks. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerator levels, super heat, sub, cool, and temperature split. Cycled system from Honeywell 8000 thermostat. Thermostats are operational. Flushed condensation lines and washed condensing coils. Found all electrical components and refrigerant levels to be within manufactured specifications. Both systems are operating and cooling properly at time of service. Spoke with client about JB extended warranty.

Estimate to replace leaking gas control valve for casita hot water heater. Need to convert to new style gas valve with pilot assembly kit.

Customer education

Arrived onsite to replace the existing GFCI breaker with a new single-pole breaker. Additionally, installed a GFCI outlet for the bathroom outlets.

Estimate on heat pumps, maintenance plan and hot water heater.

Performed annual cooling maintenance on American Standard Silver 2ton, 3ton, 2) 4tons and 5ton Heat Pumps. 4) FAUs are located in attic/master closet access and casita upflow FAU is located in outdoor closet. Replaced 2) 20x30, 2) 14x30, 2) 16x16, and 3) 14x14 filters located throughout the house and casita. Cleaned out Honeywell UV air cleaners. Followed sequence of operations and checked voltage, amperage, capacitors, Freon levels, temperature split, cleared condensation lines from jones valves, and rinsed condenser coils. All Nest thermostats checked out operational. Everything checked out in range. All systems are working properly in cooling at this time of service

Performed cooling maintenance on a 2024 American Standard condensing unit and 2015 carrier condensing unit. Furnaces are original and located in outside closet and garage closet, changed about 20 x 25 filters located within furnace cabinets. Cleared all electrical components of dust at the brain, verified proper sequence of operation, found 70/7.5 MFD capacitor for system serial number. 8101 out of range and starting exceeding specifications attempted to call homeowner but didn’t get an answer. Recommend replacing Weak capacitor and install installing compressor, saber kit to assist compressor at startup. Verified refrigerant levels and line temperatures and cycled equipment, cleared condensation lines, and washed condensing coils. Set thermostats back to 90 and put keys back into lockbox after assuring front door is locked. Will send over estimates for member. Will run credit card on file for renewal of membership.

Performed a cooling maintenance on 2 2023 Bosch package unit, changed filter, filter located in ceiling, flushed condensation line, on unit check for amperage and voltage, check for compressor, check for freon level, check for temperature split, everything within range also clear out dust accumulated inside electrical component area and rinsed unit coil. System is working within specification in cooling at the time of maintenance.

Performed a cooling maintenance on a 2015/2019 American Standard Platinum series condenser, condenser located on left and left side of home, filter located inside filter rack, fau located in garage and on on left side outside closet, changed filter, flushed condensation line, on condenser check for amperage and voltage, check for compressor, check for freon level, check if thermostat had no error codes or alerts, everything within range , clear out dust accumulated inside electrical component area and rinsed condenser coil. System is working within specification in cooling at the time of maintenance. (Wants an estimate on adding a supply register on master bedroom)
