Capacitor – good. Refrigerant circuit diagnostic – good. Running and starting amperage measured within manufacture specifications on all motors. System is cooling the home at the time of maintenance.

I Performed Maintenance on the Cooling System. Also replaced a 20x24 filter. The system is a 1997 3 Ton Package unit located on the roof. Client is well aware of the age. Advised client on capacitor that is slightly out of manufactures specifications. Also advised client of sun damaged thermostat wiring. With the age of the system, advised client on replacing the system. Client to leave as is. The system checked out operational at the time of the service.

Performed a cooling maintenance on two split system units. Check sequence of operations by checking out all electrical and refrigeration levels also cleaned out condensation lines and changed out filters at this time. All the manufacturers specifications and both systems are cooling down the house properly reaching low temperatures inside. Finish maintenance by washing down both condenser units located on opposite size of the house also washed mini split filters.

System pressures and line temperatures were to specifications. Compressors, fan motors, and capacitors were working properly. Renewed yearly agreement

Furnace is located in garage, filter is 24 x 24 and located within furnace cabinet, changed filter, cleared all electrical components of dust and debris, verified proper sequence of operation, cleared condensation line in wash condensing coil. System is at life expectancy, but cooling and operating properly at this time of service. Renewed annual comfort plan.

Sold ductless

One time tune up on ductless mini split for garage. Washed filter and coils. Cycled system and checked temperature split. Went over remote. Went over lyric water leak detector. Advised it tell temperature as well.

PTU on 2010 Goodman split system. Furnace is located in garage, filter is 20 x 25 and located within filter rack, cleared all electrical components of dust and debris, verified proper sequence of operation, checked, volts, and amps, checked capacitor, found starting amps and 70 capacitor, exceeding specification’s and out of range. Recommended, install installed and tested compressor saver kit and 70 capacitor verified refrigerant levels and line temperatures and cycled equipment. Condensation line was cleared at FAU, washed condensing coil. Thermostat checked out OK, system is at life expectancy, but with recommended repair’s is now within manufacturers, specifications, and cooling and operating properly at this time of service.

Comfort ac service on 2018 American standard gold split system and 2012 American standard platinum split system. Fau located two outside closets. Condensers located on west and north side of home. Replaced filters in fau. Flushed condensation lines. Washed condenser coils and ductless filters. Checked all ac components and refrigerant levels. Blew out electrical compartments.

Calling maintenance on two 2013 Lennox systems. Furnaces are located in garage, filters are customer supplied and located within filter racks. Changed out filters, cleared condensation lines at FAU, verified proper sequence of operation, checked volts and amps, checked start and run, capacitors, verified refrigerant levels and line temperatures and took temperature splits and cycled systems. Found system serial number 9068 that supplies bedrooms low on refrigerant, charged system with 2 pounds of R410A refrigerant, and brought subcode and superheat to manufacturers specifications. Also sent an informed client of leak check due to this being second time having to charge system, add Client sign acknowledge form for refrigerant.. Thermostat checked out OK, system systems are now within manufacturers, specifications, and cooling and operating properly at this time of service. renewed annual comfort plan with member.
