First company style air handler in ceiling. 2001 Carrier 1.5-ton split heat pump. Found system very low on r22 refrigerant which was phased out in 2020 and price keeps going up and availability down. System holds 4.69lbs of r22. Informed it could be most of the factory charge needed. Informed there is no warranty on refrigerant and since system has a leak in an unknown location I advised against just adding back refrigerant. Due to age and condition of system I recommended replacement of system with a mini split/ductless unit. Discussed leak search procedure and how finding out where the leak is still leaves you with a partial repair to a 24 year old system using r22. Performed cooling maintenance on (3) 2016 Carrier split systems. Changed (5) ceiling filters. Nest thermostats working properly. Cleared condensation drains. Recommended and installed (2) water float switches, one for each system and a jones valve where they connect for more thorough maintenances. Cleaned out electrical compartments. Cleaned condenser coils. Checked amps, volts, capacitors, refrigerant charges/temperature splits. Systems are all cooling properly at time of maintenance.

Found west side of home unit with seized condenser fan motor, capacitor within range, failed motor. Discussed age and life expectancy and repair versus replacement. Homeowner wanted repair done today. Replaced failed condenser fan motor #J12F. Collected back payment for monthly comfort club $69 Informed on the 15th of May (in 2 days) the first $23 monthly payment will go through. Got updates comfort club membership with voided check. Tested system after . Motors are using proper amps. Pressures good, 22 spit. 2-year warranty.

Found failed capacitor at unit sn ending in KK2F. Replaced and tested. System is cooling properly at this time.

Performed a cooling maintenance on a 2022 American standard silver series condenser and a 2023 Trane XR condenser, condensers are located on right side of home, filters are located inside filter rack, FAU are located in garage closet, change filters, flush condensation through jones valve, on condensers check for amperage and voltage, check for capacitor, check for compressor, check for Freon level everything is working within range also cleared out dust accumulated inside electrical component area and rinsed condenser coil. Both systems are working within specification in cooling at the time of maintenance.

I Performed Maintenance on both the Cooling Systems. Also replace two 18x30 and 14x14 Filters. Both Cooling Systems are 2021 and 2015 models located on the ground. Advised client on two indoor Air Quality Products Reme Halo LED’s specifically and sent estimate for both systems. Both Cooling Systems checked out operational at the time of the service.

Verified equipment is cycling off an on. Living room equipment had fan set to circulate possible cause for concern. Living room equipment in poor condition though is operational at this time.

Upon arrival unit was not running after Diagnostic found a burnt fuse replaced fuse look around for short unit is up and running

Performed diagnostic on both ac units. Found fuses for one unit not seated all the way. Pushed fuses back in and unit seems to operate properly now.

System SN229L had tripped breaker, this is second time issue has occurred, unit units were put in a year ago, reset breaker, verified proper amps in volts at unit and verified all electrical at disconnect and unit are properly tightened and secured, possible electrical issue, office having electrician come out today to assess the issue. Member stated that they had some work done to panel sometime back not too sure on when.

Performed annual cooling maintenance on 2012 Bryant split system. Changed filters, cleared condensation lines. Cycled system in cooling. Check capacitors, LRA, rla and Fla. checked refrigerant pressures. Equipment is cooling properly at this time.

Comfort ac service on three American standard packaged units and one Goodman packaged unit. Units access in garage ladder for three systems and east side above front door. Filters in packaged units. Washed coils and flushed lines. Systems checked out and replaced batteries in master bedroom.

Removed and replaced two outdoor receptacles with gfci’s and in use covers. Installed customer supplied outdoor google camera light.

Upon arrival found system operating but not maintaining temperature, upon further inspection found system to have dirty filter and extremely dirty coil, verified temperature split of 15° prior to cleaning coil and changing filter, verified refrigerant levels before/after and took temperature split now 20°, thermostat also reading 23.5°C. System is now cooling and operating properly, clients also would like to request me for their maintenance.

Fan clips were not broken. Use drywall knife to cut around so that trim fit semi flush to the drywall. Customer calling drywall guy back to fix.
