Performed ac cooling maintenance on 2019 York condenser with 20+ year old gas furnace, natural draft, in outside driveway closet. Replaced (2) 20x20 filters at furnace panels. Venstar thermostat working properly. Cleaned out electrical compartment. Properly rinsed down the micro channel condenser coil. Checked dual run capacitor, amps, volts, refrigerant charge/temp split. Found starting amps for compressor above its max rating, recommended adding a hard start kit to lower the starting amps, and stress on compressor for every startup, prolonging its life, homeowner declined. Booked upcoming fall heater maintenance with homeowner for Monday, October 26th 9AM - 11AM.

Comfort ac service on two 2017 split systems. Fau located inside the garage. Condensers located on north side of home. Replaced filters, flushed lines and washed coils. Checked all ac components and refrigerant levels. Washed mini split filters and coils. Found living area S-2430 low three pounds of r410a, charged system. Signed up on yearly agreement. Advised client on possible leak. Advised we will monitor system during maintenance.

Performed annual AC maintenance on Lennox split system FAU located in outside closet. Changed 16 x 25 filter located in filter rack. Checked amps, volt, capacitor and start kit also cleaned electrical compartment and insured all wires were tight and secure. Checked refrigerator levels, super heat, sub, cool and temperature split. Cleared condensation line and washed condensing coil. Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly.

Performed annual maintenance on a 2015 American Standard unit and a 2016 Lennox package unit. Replaced air filters throughout the home. Verified both Honeywell 8000 and t6 thermostats were operational and calling for colling. Completed full sequence of operations checks, including supply temperature readings, temperature splits, and inspection of all motors. Discussed equipment age with the client and provided an overview of how package units operate. Cleaned condenser coils and cleared condensate drain lines to ensure proper drainage. Both systems are currently operating properly and were left clean and in good working condition.

Performed annual cooling maintenance on 2) 2021 AcPro 3.5 ton split systems. FAUs are located in attic. Cleared condensation lines from outside termination. Replaced 20x30 filters located in ceilings. Client declined access to garage ductless unit and stated garage ductless unit did not need to be serviced. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, and rinsed condenser coils. Unit S#9197 has a weak capacitor reading 17uF which is below the manufacturer specifications of the 45uF rating. Informed and recommended replacing capacitor to prevent any potential breakdowns. Client requested estimate to be sent via email. Client stated condensers are making a loud noise when running. Cycled equipment multiple times and found no noises out of the ordinary during service. Nest thermostats checked out okay. Systems are working in cooling at this time of service.

Check system, sequence of operation check compressor amps, check fan motor amps, checked capacitor and fuses, checked Freon and pressure. Washed outdoor unit down. System is working per manufacture specs. Home is cooling properly. Recommended hard start kit, spoke with client about the benefits of having one. Client also wanted to know about electrical work that can be done for the home. Gave client number to call the office and request an electrician to come out.

Verified refrigerant pressures are good. Advised refrigerant equipment uses has been phased out and 410A refrigerant parts are no longer being manufactured. Found drain lines cracking, drain lines installed poorly with pvc and due to sun exposure are in poor condition. Fan motors operating though are in poor condition. Compressors are operating, bedroom compressor louder than normal. Existing Equipment uses micro channel coils for refrigeration system which are know for struggling during extreme heatwaves to condition home properly and have a short life expectancy. Recommend equipment replacement to avoid continuous breakdowns do to poorly installed existing equipment, also do to new refrigerant system expected to increase in cost next year. Advised on equipment replacement and repair options. Attached options below.

Performed a cooling maintenance on an R-22 condenser with piston metering device. According to the superheat charging chart, it is recommended that refrigerant NOT be added, despite evaporative coil being below 32°. Due to age of system, a number of factors can cause a freezing coil, dirty evaporation coil, noncondensables, etc. Age is also a restriction of some parts being replaced: coil, compressor, etc. Checked capacitors and electrical motors. Washed outdoor unit and replaced filter. System is cooling the home at the time of maintenance. Client enrolled in club membership.
