Cooling maintenance on 2014 American standard split system. Furnace is located in hallway closet, filter is 20 x 25 and located within the furnace cabinet. Changed out filter, cleared condensation line at FAU, verified proper sequence of operation, Checked bolts and amps, checked start and run capacitor, checked rectify for second stage cooling. Verified refrigerant levels and line temperatures and took temperature split and cycled equipment. Recommended water safety. Switch to prevent any water. Damage to electrical components and drywall of home due to condensation overflow from clogged line. Thermostat checked out OK Washed condensing coil. System is within manufacturers, specifications, and cooling and operating properly at this time of service.

Performed cooling maintenance on (2) 2007 Amana split systems. Changed (5) ceiling filters. (3) Honeywell 8000 first gen thermostats working properly. Went into attic to clear condensation drains (laundry room access) recommended installing (2) water float switches to prevent water damage to home if drains back up. Cleaned out electrical compartments. Cleaned condenser coils. Checked amps, volts, capacitors, refrigerant charge/temp splits. Systems are cooling properly at time of service. Discussed age and average life expectancy in our area of 10-15 years. Informed about American Standard Platinum split system as the best option for system replacement and about heat pumps versus gas heating.

Comfort ac service on 2014 Goodman r22 split system. Fau located inside closet, condenser by garage. Replaced filter, flushed condensation line and washed condenser coils. Checked all ac components and refrigerant levels. Found system low on r22 refrigerant. Refrigerant r22 is no longer being produced since 2020. System has a leak. Recommend replacement. Client doesn’t understand. Sent email over to the gentleman who provided access.

Advised air to room is maximum available do to chase ducting limited access to airflow. Recommend ductless mini split for add on area.

I Performed Maintenance on the Cooling System. Also cleaned a washable filter. The system is a 2019 model located in the hallway closet and outside on the ground. I also tested the condensate pump. The system checked out operational and within manufactures specifications at the time of the service.

2018 condenser with 1997 furnace. Circuit board failed and not sending proper voltage to blower motor. Advised on repair and replacement options. Will schedule to replace furnace. Bypassed board for temporary cooling until furnace is replaced

Found upper micro switch, broken, causing transfer switch not to switch back to utility power replaced micro switch and cycled power on and off everything working good.

Catastrophic failure of breaker caused melting of buses inside of panel. Recommend immediate panel change to prevent further failure with other breakers.

Performed cooling maintenance on two 2015 American standard platinum split systems. Washed washable filter filters located within furnace cabinet, cleared all electrical components of dust and debris, verified proper sequence of operation, checked volts, and amps, checked start and run capacitors, found system serial number Y52F with 40/5 capacitor on lower end ofrange, verified refrigerant levels and line temperatures and took temperature splits and cycled systems. Washed condensing coils and cleared condensation lines through outside termination located next to condensing units systems are within manufacturers, specifications, and cooling and operating properly at this time of service.

Also checked out mini split located inside garage finish maintenance by washing down condenser unit and blowing out condensation line from FAU. As well as changed out filter and washed out mini split filters

Both systems also use r22 refrigerant which was phased out in 2020 and price has gone up and availability gone down every year since. Due to this system replacement is recommended to avoid breakdown from age . Both compressors are pulling over their max rated starting amps (LRA) , recommended adding a hard start kit to each compressor to assist for smoother startups, reducing the strain on the motors during every startup (100’s of times during summer). Discussed airflow issue with back bedrooms, recommend having us test airflow with flowhood and static pressures. Informed about what duct modification can include and cost,

Executed a cooling maintenance on a split system (technician notes). Measured running and starting amperage on all motors - performing a refrigerant circuit diagnostic. Dual run capacitor measured good. Thermostat – OK. System is currently cooling the home at the time of maintenance.

Performed a cooling maintenance on a split system unit. Check sequence of operations, by checking out all electrical and refrigeration levels upon checking refrigeration level system low on refrigerant call homeowner and recommended. We add a pound of refrigerant to help bring system back up closer to manufacture specifications. Client gave me the OK over the phone to add 1 pound of refrigerant after adding at this time. System is cooling down the house properly and all electrical components are within range.

Upon arrival, client informed me that blower wheel was making a noise opened up return cabinet inspected blower wheel, and with further investigation found that a large section of the filter got sucked into blower wheel Removed filter and other small pieces of cardboard stuck on blower wheel Cycled equipment to verify system operations No more vibration coming from blower System is now operating properly Would recommend a blower wheel and evaporator coil cleaning.

Removed condenser. Will Return to reinstall. We reinstalled condenser unit wouldn’t start we trouble shot unit for 1 . 5 hr without success so we ran temporary wire for condenser. I believe wire failed due to water from new cement slab.
