Thor, son-in-law of Barry Hyde, is one of our installers and has worked for Hydes for four years. His favorite part of the job is that it’s hands-on and he gets to meet new people on a daily basis. When Thor is not installing new AC systems, he enjoys skateboarding and listening to music. Performed cooling maintenance on 2010 American Standard split system . Cleaned washable filter at laundry room closet. Ecobee thermostat working properly. Cleared condensation drain. Tested water float switch. Checked amps, volts, refrigerant charge and temperature split. All wiring is tight snd secure. Clesned out condenser electrical compartment. Cleaned outdoor condenser coil. System is cooling properly at time of service. Sending email to realtor as well per homeowner.

Inspected ductwork for bedrooms, no open or damaged ductwork to bedroom, 15-20 foot run one split. Vent was slightly closed. Informed they can add a supply duct to bedrooms. Room on plenum. Cleaned out electrical compartments. Cleaned condenser coils. Venstar and Honeywell 6000 thermostats working properly. Casita is first company air handler in closet wall. Checked amps, volts, capacitors, refrigerant charge and temp splits. Found living room York system had failed condenser fan motor. Replaced motor. Informed casita system compressor overheated during maintenance after 10 minutes running. Confirmed before overheating that it is low on r22 Freon. Also compressor capacitor is out of range. Homeowner stated that casita has damp air and humidity issue. Thermostat set for 87 inside 82. Set for cool and dropped temp to 75. All loads operational. First company style air handler in ceiling. 2001 Carrier 1.5-ton split heat pump. Found system very low on r22 refrigerant which was phased out in 2020 and price keeps going up and availability down. System holds 4.69lbs of r22. Informed it could be most of the factory charge needed. Informed there is no warranty on refrigerant and since system has a leak in an unknown location I advised against just adding back refrigerant. Due to age and condition of system I recommended replacement of system with a mini split/ductless unit. Discussed leak search procedure and how finding out where the leak is still leaves you with a partial repair to a 24 year old system using r22. Performed cooling maintenance on 2 American Standard split systems with upflow gas furnaces in garage closet and backyard closet. Changed filters inside furnaces. Cleared condensation drains. Found unit #AT2F had swollen 80uf capacitor and was only starting from start capacitor. Found other unit #J01F low on r410a refrigerant. Informed homeowner of findings, and of condition of systems. Informed they are well past average life expectancy of 10-15 years (19 & 17 years old). Recommended replacement before major breakdown. Homeowner wanted repairs done today. Replaced capacitor and added 4 lbs of refrigerant. Both systems are cooling properly at time of maintenance .
Found west side of home unit with seized condenser fan motor, capacitor within range, failed motor. Discussed age and life expectancy and repair versus replacement. Collected back payment for monthly comfort club $69 Informed on the 15th of May (in 2 days) the first $23 monthly payment will go through. Got updates comfort club membership with voided check. Tested system after . Motors are using proper amps. Pressures good, 22 spit. 2-year warranty.

Went into attic to clear condensation drains (laundry room access) recommended installing (2) water float switches to prevent water damage to home if drains back up. Discussed age and average life expectancy in our area of 10-15 years. Informed about American Standard Platinum split system as the best option for system replacement and about heat pumps versus gas heating.
Homeowner stated she hears loud banging sound intermittently at random times a couple times a week at upstairs near unit by thermostat. She had friend come over and cycle system a few times and he stated he did not hear anything either on 3-way phone call. Informed not sure what it could be if fan is not making noise and it is going off at random . Informed there would be the trip charge and diagnostic if we go out and don’t find anything. Informed most likely there is nothing caused from maintenance and so there would be a charge to come out.
Inspected Bosch package unit and tested at 100%. Inside Honeywell t6 was set off and indoor temperature of 80 degrees. Set to cool and it was set for 72. Inspected rooftop plenums and all sealed inside and outside. Getting proper supply temp and delta-t (23). Checked at each room supply register to see if any loss in ducting or attic, same temperatures at all registers (55 degrees). Checked temperature at return and thermostat is calibrated properly and reading correct temperature. System and ductwork are working properly and getting proper cooling capacity delivered. Spoke with homeowner and he stated yesterday (Sunday 5/11/24) and outdoor temperature of was 101, and he stated indoor temperature would not get below 85. Currently 90 degrees and indoor temp was dripping from 81 to 78 in 15 minutes. Will need to come back out next day it’s 100 or above to test under higher heat load conditions. Door is locked back up, key is back in lockbox and closed and passcode reset.

Cleaned out electrical compartment. Checked amps, volts, capacitors, refrigerant charge, and temperature splits. Found living room 3-ton (serial #1134) with low temperature split of 10 degrees (should be cooling air closer to 20) so I checked with gauges and found system low on refrigerant charge. This system has had to have refrigerant added before. Recommend system replacement versus costly repair and against adding refrigerant that is getting more expensive and will leak out. Called to go over maintenance report and discuss issue with refrigerant. No answer. Doors are locked up and thermostats are set to same settings as upon arrival.

Performed cooling maintenance on 2014 5-ton Goodman gas package unit on roof. Changed (2) 14x30 upper wall filters. Snow nest thermostat working properly. Cleared condensation drain. Cleaned out electrical compartment. Cleaned condenser coil. Checked amps, volts, capacitors, refrigerant charge/ temperature split. Inspected blower wheel, ECM motor. Found starting amps for compressor above max rated (LRA:134) buck and boost start cap only reading 55uf, too weak to help. Recommend per and installed a hard start kit with relay. Tested start amps and they are now 104, start kit working properly. 2-year warranty. System is cooling properly now at time of maintenance.
