I advised client about replacing the condenser fan motor for the bedroom 2 ton unit (S#65118) and installing a hard start kit for the 3.5 ton unit (S#3087). Gave client two options and client to advise. Both Cooling Systems checked out operational at the time of the service. Flushed the condensation drain from the attic. I advised client that run capacitor at the outdoor unit tested weak and below manufactures specifications. Also found that the hard start kit tested no good. Advised client about replacing both components and client is going to take care of the repairs himself. I found that Unit S#SB1F the CDA Display Module is not legible and screen is bubbly. Ordered new display module from Howard under warranty. Office to call and schedule when part comes in. Advised client about adding that system to the comfort plan when it’s time to renew the current agreement in the fall. Did a quick courtesy check on that unit and replaced dirty 14x24 filter. Both Cooling Systems are 2022 Heat Pump models located in the hallway attic and outside on the ground. Also flushed the condensate drains through the Jones Valves. I would recommend replacing capacitors for both main house units due to them being right about at the 5 year mark which is the average life expectancy of capacitors. On the casita unit found dual run capacitor weak, as well as contactor pitting. Gave client options on recommended repairs and client to advise. Both the Heating Systems checked out operational at the time of the service. Scheduled next maintenance visit online for Wednesday November 11th 2026 between 9-11 am.

I Performed Maintenance on the Cooling System. Also replaced a 16x25 filter. The system is a 2023 Goodman 3 ton model located in the garage and outside on the ground. I also flushed the condensate drain. I found that the condenser coil has a big oil stain around the coils indicating of a refrigerant leak. I then found that the system is low on refrigerant. Advised client that we could add refrigerant to the system. But couldn’t guarantee that if we added it that it would hold. Advised client of all signs pointing to the condenser coil as the source of the leak. Client enquired about installing supply grilles. Client has a total of 10 openings. Attached pictures on file. Client then asked about installing a programmable thermostat. I lastly advised client that I would have one of the managers follow up with them to go over options on rectifying the situation. With the system being low on refrigerant, it will more than likely have trouble keeping up on the hotter days. At the time of the

The primary drain drains into master bathroom sink. Upon clearing the drain line from the master bath sink found the drain line clogged at the port where the primary drain connects. Flushed condensate drain and took sink drain apart to clean. Made sure there were no leaks after clearing the drain line and no leaks at all. Advised client about installing surge protection at either the equipment, or adding a whole house surge protection. Client to advise.
