Performed annual AC maintenance on seven split systems FAU located in outside closet and garage. Changed customer supply 5 inch filters. Checked amps, volts, capacitors, start kit and cleaned electrical compartment. Check, refrigerant levels, superheat, subcool, and temperature split. Cleaned condensing unit and flush condensation line.Charged system to manufacture specifications using 3 pounds of refrigerant and install new 40/10 MFD capacitor for unit #6274 and unit#25917. Office unit 1731 blower motor operated and heat but while testing system in cool mode blower motor stopped operating. Checked blower motor with 16 pan tester and blower motor would operate properly. Check system from thermostat and system is now operating properly. Client is going to keep an eye on the system.
Client had accidentally pressed the schedule button on her thermostat. Turned scheduling off. Client can now manually operate the temperature.
Perform Daniel AC maintenance on 2015 American standard split system FAU is located inside garage. Changed 14 x 14 and 20 x 30 filters. Checked amps, volt, capacitor and start kit also cleaned electrical compartment. Installed new 40 MFD capacitor. Checked refrigerant level levels, superheat, sub, core and temperature split. Flushed condensation line and wash condenser coil. Cycled system from Honeywell 8000 thermostat. Thermostat is operational. Found all other electrical components on refrigerant levels to be within manufactured specifications. System is operating and cooling properly at time of service.
Performed annual AC maintenance on three 2006 York split systems FAU located inside garage. 16 x 25 x 2 filters did not need to be changed at this time. Checked amps, volts, capacitor, and cleaned electrical compartment. Checked refrigerant levels, superheat, subcool , and temperature split. Cleared lines and washed condensing coil. Client is aware that two of his system has weak blower motor capacitors. Systems are well beyond life expectancy, but are operating and cooling properly at this time. 74° ambient temperature.
Performed annual AC maintenance on two Goodman package unit and one Goodman split heat pump. Changed two 18 x 18 filters and 20 x 20. Filters are located within the systems. Checked amps, volts, capacitor, and start kit also cleaned electrical compartment. Check refrigerant levels, superheat, subcool, and temperature split. Cleared lines and clean coils. All three systems are operating and cooling properly at time of service.

Thermostat is operational. System is operating and cooling properly.
Evaluated 5 ton Lennox split system and checked ductwork and insulation. Installed new run capacitor in condensing unit. Ductwork has already been changed and is in good condition. Also spoke with client about comfort club and left brochure.

Check refrigerator levels, super heat, subcool and temperature split. Found all electrical components in refrigerant levels to be within manufacture specifications. System is operating and cooling properly at time of service
Upon arrival nest thermostat was operating Properly. Moved power wire from RH to RC.. Unit is operating properly at this time.
Upon arrival jumped the living room unit directly at system, and system would operate. had client turn unit on from thermostat and I checked refrigerant levels. Condenser fan motor bearings are grinding and will need to be replaced soon.

Also cleaned electrical compartment and checked refrigerant levels. Checked superheat, subcool, and temperature split. Installed new start kit for Casita unit and charged mini split with 1 pound of refrigerant. All four systems are operating and cooling properly.
Checked refrigerant levels on both systems. Signed client on an annual comfort plan. We will only be coming out once a year to service the AC only. Refrigerant levels on both systems are within manufactured specifications at this time. Client will call office to be put on schedule to have maintenance performed and recheck refrigerant levels.

Wash condensing unit and washed washable filters for mini split. Both systems are operating and cooling properly that time of service.

Thermostats are operational. Cleared lines and washed coils. found our electrical components and refrigerant levels to be within manufacture specifications. All systems are operating and cooling properly at time of service.

Found all electrical components and refrigerant levels to be within manufactured specifications. System is operating and cooling properly at customer service
Indoor Air Purification Service: Installed a UV light system within an HVAC unit to neutralize airborne mold and bacteria, improving air quality and reducing allergens.
Upon arrival, turn system onto cool and condenser fan motor would run for a while then stop. Installed the new condenser fan motor while checking the rest of the system discovered blower motor also was not operating. Connected blower motor directly to power and motor still would not operate. Installed new blower motor and discovered system also has a faulty circuit board. Unit is up and cooling at this time but blower motor will. Wired blower motor directly to power to give client temporary cooling until circuitboard could be replaced. Emailed estimate for circuit board and system replacement. If client moves forward with system replacement, we were credit today’s fees towards a new system.
Upon arrival, turn system onto cool but only blower motor and condenser fan would operate. With further inspection I discovered system had a faulty. Start capacitor. Installed new 4 ton start capacitor unit is now operating and cooling properly. Also signed client on an annual comfort club.
Upon arrival system was operating but not keeping up with the heat load. With further inspection I discovered system was low on refrigerant. Charge system back to manufacture specifications using 4 pounds of refrigerant. System is now cooling properly. Client is already aware of system has a leak
Upon arrival, mini split was operating but not cooling properly. With further inspection I discovered system was low on refrigerant. Charge system back to manufacture specifications using 2 pounds of refrigerant. Checked all flare nuts for leak. No leak was found.
Upon arrival, found the system calling for cool but not cooling properly. With further inspection I discovered system was flat on refrigerant. Made clients aware that system has a leak and is completely flat on refrigerant. Client decided to add refrigerant to get system up and cooling today. Also informed office that client was not gonna be home once I returned to client to call and get credit card information. client will also receive one year hide family comfort club. Comfort club includes two maintenance visit annually winter and summer maintenance. Comfort club is free to client with today’s service.
